Welcome to the Philly Rental License Series where we break down the elements of the Philadelphia rental license application and requirements.

The Philadelphia Department of License and Inspections (L&I) requires that all rental property owners with a mailing address located outside of Philadelphia must elect a managing agent. The managing agent is a person or business with a residential or business address located within Philadelphia. The managing agent agrees to serve as a local point of contact on behalf of the property owner with L&I in regards to the rental license and property.

Ultimately, the property owner will bear all legal responsibility for the rental license and activity license associated to the owner.
